Everything you need to know about Greenfinch.ai.
Greenfinch.ai focuses on commercial and multifamily properties — office buildings, retail spaces, industrial facilities, warehouses, apartment complexes, and mixed-use developments. We classify every property by type and use so you can instantly filter to the assets that fit your service profile.
We expand county by county across the U.S. New markets are added regularly based on customer demand. You can check available coverage when you sign up, and request new markets through your account settings.
Property data is sourced from authoritative public records — the county appraisal and assessment districts that hold parcel ownership, building details, and property values. We research this data with AI to surface property type, use classification, ownership structure, and management companies.
We use standardized state property-type codes from the appraisal and assessment records to classify every property. This gives you accurate, consistent classification — commercial, multifamily, industrial, and more — without relying on unreliable zoning designations. You can filter by property type and use across your entire territory.
Contact data goes through a multi-stage verification pipeline that cross-references multiple data providers. Emails are validated before being added to the platform, and we flag confidence levels so you can prioritize the most reliable contacts first. We surface property managers, facility directors, and true owners — not just the entity name on the appraisal record.
A Property Owner is the individual or entity that holds legal title to the property — often an LLC or holding company. A Property Manager is typically a third-party firm or individual hired to handle day-to-day operations, tenant relations, and vendor contracts. Greenfinch.ai helps you identify both, so you can reach the right decision-maker for your specific service.
Yes — this is one of the most powerful features in the platform. When you find a property manager, owner, or management firm, you can view every other property in their portfolio. One contact can unlock 10, 20, even 50 properties, letting you propose larger contracts and multiply your deal size from a single relationship.
The pipeline board lets you track every prospect from first touch to closed deal. Move properties through stages — New, Qualified, Attempted Contact, Active Opportunity, Won, Lost, or Disqualified — with a single click. You can log notes, track time in each stage, build targeted outreach lists, and collaborate with your team across deals.
Yes. The platform is fully responsive and works well on phones and tablets. You can search properties, review contacts, and manage your pipeline on the go. A dedicated mobile app is on our roadmap and early access partners will be the first to try it.
CSV export is available on Pro and higher plans. Basic CSV export includes property addresses, owner info, and pipeline stage. Full CSV export (Team+) includes verified contact emails and phone numbers. CRM integrations (Salesforce, HubSpot) are on the roadmap.
Visit greenfinch.ai and create your account. You can start with a trial to explore the full feature set, then choose a plan that fits your team size. Plans start at $99/user/month.
Credits are the currency for revealing contact details and running enrichment. Unlocking a property costs 10 credits and includes every contact on that property. Revealing a single standalone contact (one not covered by a property unlock) costs 5 credits, and a full Deep Research run (which includes phone discovery) costs 10 credits. Each plan includes a monthly credit allowance that resets on your billing date — Starter includes 300 credits/user, Pro includes 750 credits/user, and Team includes 1,500 credits/user. Unused included credits roll over up to a cap of 2x your per-cycle allotment. If you run out of credits, the action is simply declined — there is no automatic overage billing — but you can pre-purchase add-on credit packs on Pro+ plans.
Deep Research is a Pro+ feature that runs an expanded AI research pipeline specifically designed to find harder-to-locate contact information — direct email addresses and phone numbers. When standard contact discovery doesn't return full contact details, you can trigger Deep Research to run a more thorough investigation using multiple data sources. Deep Research uses credits and is worth running for high-value prospects where direct contact information matters.
