AI Property Research: Automatic Ownership, Management, and Contact Discovery

Today we are launching AI Property Research — a feature that automatically discovers ownership, management, and contact information for every commercial property you view in Greenfinch.

How it works

When you open a property detail page for the first time, Greenfinch's AI research engine goes to work:

1. Ownership resolution — The AI identifies the beneficial owner behind LLC entities and trust structures on the deed. It cross-references county records, corporate filings, and business databases to resolve the actual person or company that owns the property.
2. Management company discovery — Using web research and commercial data sources, the AI identifies which property management firm handles day-to-day operations. This is critical information because the PM firm — not the owner — typically selects service vendors.
3. Contact discovery — The AI identifies decision-makers associated with the property: property managers, facility directors, leasing agents, and building owners. Each contact is verified through multiple data sources.
4. Property classification — The AI classifies the property type (office, retail, industrial, multifamily, etc.) and assigns a building class (A, B, C) based on building characteristics and web research.

Research results typically appear within 30-60 seconds. A progress indicator shows the research status on the property detail page.

What you see before revealing

After research completes, you will see a preview of what was discovered:

• Contact count and roles — How many contacts were found and what roles they play (property manager, owner, facilities manager, etc.).
• Contact type — Whether each contact is an individual person or a general office/front desk number.
• Communication channels — Icons indicating which contacts have email, phone, and LinkedIn available.
• Job change signals — Warnings when a contact may have changed jobs since our data was last verified.
• Organization count — How many organizations (owners, management companies) were identified.

This preview helps you assess whether the property is worth investing credits to reveal full contact details.

Credits and revealing

AI research itself does not cost credits — it runs automatically for every property you view. Credits are only used when you choose to reveal individual contacts to see their full name, email, phone number, and LinkedIn profile.

This means you can research hundreds of properties to find the best targets, then spend credits only on the contacts you actually want to reach.

Quality and accuracy

Greenfinch's AI research uses multiple data sources and cross-referencing to achieve high accuracy. Each contact shows confidence indicators and source information so you can assess data quality. If you find incorrect data, the flag button lets you report issues so our data team can investigate.

Email addresses are automatically verified for deliverability after discovery, with status indicators showing valid, catch-all, invalid, or pending verification.

AI Property Research is available to all Greenfinch users. Simply navigate to any property detail page and the research will run automatically. No configuration needed.
