Getting Started with Greenfinch

Creating Your Account

To get started with Greenfinch, visit greenfinch.ai and click Get Early Access. You will be prompted to create an account using your work email address. Greenfinch uses your email domain to match you with your organization — if someone from your company has already created a Greenfinch organization, you will be added to that existing team automatically.

After signing in, you will be guided through a short onboarding flow that helps us understand your business and configure the platform for your industry.

Organization Setup

During onboarding, Greenfinch will ask for some basic information about your company:

  • Company name and website — We use your domain to enrich your company profile and suggest relevant property filters.
  • Primary service type — Select your main trade (HVAC, landscaping, janitorial, roofing, etc.). This determines which property data fields are most prominently displayed for you.
  • Service area — Define the geographic area where you operate. This sets the default map center and helps us prioritize relevant property data in your market.

Organization settings can be updated later from Settings > Organization Profile.

Configuring Your Ideal Customer Profile (ICP)

Your ICP defines the types of properties that best match your business. Greenfinch uses this to pre-filter your map and list views so you see the most relevant prospects first. You can configure:

  • Property categories — Office, retail, industrial, multifamily, hospitality, and more. Select the categories your company typically services.
  • Building class — Filter by Class A, B, or C to match your service tier.
  • Size ranges — Set minimum and maximum lot size (acres) and building square footage to target properties that match your crew capacity and profitability thresholds.
  • ZIP codes — Focus on specific areas within your service territory.

Your ICP filters are applied automatically when you open the map or list view. You can override them at any time using the filter bar, and toggle ICP filtering on or off with the ICP button in the filter area.

Greenfinch provides two views for exploring commercial properties:

  • Map view — An interactive map showing property parcels in your service area. Click any parcel to see a quick preview, or use the sidebar to browse properties in the current viewport.
  • List view — A sortable, filterable table of all properties matching your current filters. Better for methodical prospecting and bulk actions.

Both views share the same filter bar. Use the search field to find properties by name or address, and the filter buttons to narrow results by property type, size, building class, and more.

Understanding Search Results

Each property in Greenfinch shows key data points at a glance:

  • Property name and address — The common name (if known) and the physical address.
  • Category and subcategory — The AI-classified property type (e.g., "Retail > Strip Center").
  • Building class — A, B, or C classification based on building quality and age.
  • Size metrics — Lot acreage, building square footage, landscapable area, roof area, and other metrics relevant to your trade.
  • Contact count — How many contacts have been identified for this property.

Click any property to open its detail page, where you can see the full building profile, contacts, ownership information, and AI research findings.

Revealing Contacts

When Greenfinch identifies contacts for a property — building owners, property managers, facility managers, and other decision-makers — you will see a preview showing their role and title, but contact details (email, phone, LinkedIn) are initially hidden.

To see full contact information, click Reveal on an individual contact. This uses one credit from your account balance. You can also reveal all contacts for a property at once if you want to see the complete picture.

Once a contact is revealed, their full details remain available to everyone in your organization — you do not need to spend credits again to access them.

Building Your First List

Lists let you organize properties and contacts into named groups for targeted outreach:

  1. Navigate to a property or the list/map view.
  2. Select one or more properties using the checkboxes.
  3. Click Add to List in the action bar.
  4. Create a new list or add to an existing one.

Lists are shared across your organization. You can access all your lists from the Pipeline section in the sidebar.
